Pico's Maintenance module handles recurring maintenance across your property — guest room PMs, safety checks, meter readings, asset maintenance, and more.

Program Management - Desktop

  • Create a Program and define the scope, frequency, and scheduling rules. Pico uses this to surface recommendations on what maintenance work is due and where, and suggests Work Orders based on the logic you set up.

  • From there, use the form builder to create a checklist procedure for each program, including conditional logic that prompts technicians to take action when something needs attention.

  • Once configured, track completion and compliance by location or program from your dashboard.

Completing a Maintenance Work Order - Mobile App

  • When it's time to do maintenance, technicians will see a Maintenance Work Order in their queue.

  • In the Tasks section of the Work Order, they'll find a checklist to work through each step.

  • Pico prompts them to document any issues, record on-the-spot repairs, and create follow-up work orders if needed.

Who can do this?

GMs and Ops Managers: Manage setup, scheduling rules, and reporting.

All users: Complete Work Orders and document work via the Mobile App.
